Interesting episode, i do feel though that MOST brokers on the market now actually do consider all these elements in their price valuation. It all start with a basis, but for instance on DotMarket, our valuation tool takes about 3/4 of what you list into account when it comes to + or - points.
Agreed though that sometimes, as in the small site example, they should / could be amplified at a much higher level to actually end up reflecting a more faire value. Kuddos for that episode and looking forward already to reading the next one ;-)
On another note, we also take into consideration, and i know a few others do as well, the type of monetisation used and the variety of trafic / monetisation sources, as well as the trend. Just a way of saying we can go even further into valuating sites and assets the "right" way by including even more criterias :)
